What is AEO, and why should a real estate agent care?

When someone asks ChatGPT, Perplexity, or Google’s AI a question about buying or selling a home, the assistant writes one answer and cites a handful of sources. Answer Engine Optimization, AEO, is the work of making your website one of the sources that answer draws on. SEO earns you a position on a page of blue links. AEO earns you a citation inside the answer itself, and increasingly the answer is all a buyer or seller reads.
For a real estate agent, AEO becomes very important. Buyers and sellers have started asking AI the questions they used to type into Google: is it a good time to sell, what to know before a first purchase, how contingencies work in their state. The AI answers, and it names its sources with links. The agent whose site is cited, repeatedly, across the questions that matter in a market, becomes the name attached to the answers. That is a different kind of visibility from ranking, it is measurable, it comes before a click of the mouse and it builds market authority.
It is worth being clear about how rarely real estate agents win the citation today. Local Falcon’s Realtor AI Visibility Index (August 2026, 37,500 searches across 100 cities) found that 91.5% of agents were never cited even once, and that in the average market, a single agent holds 26.6% of all citations. Most markets have an open seat, and only a few have an owner.
What does it take to be cited? DigiSnax’ answer, tested on our own projects, is structure plus quality content. Assistants favor pages that answer one question apiece, under a title and an address that restates the question, with a date that shows the content is current, written by someone who reliably knows the subject. They don’t like answers buried in long pages about something else, however good those answers are. We learned this by measurement, and we published one result: a site we built with no brand and no backlinks became the source for 38.5% of the citations Microsoft Copilot used for a high-volume consumer question over seven weeks, roughly 13,500 citations, measured in Microsoft’s own reporting. What AEO is not: it is not a trick, not a schema hack, and not a guarantee. Nobody can promise a citation. The truth comes from building sites that AI should cite, then measuring whether it does.
