Do I need a new website to show up in AI answers, or can my current one be fixed?

It depends on what your current site lets you do, and the test takes five minutes. Ask four questions of it. Can you add new pages with titles and web addresses you choose? Can you edit each page’s title and description yourself? Can you show a visible date on a page and change it when you update? Can structured markup be added so a machine can read what the page answers?
If the answer to all four is yes, your site can be fixed with work, and the work is the content: separate dated pages answering the questions buyers and sellers ask in your market, kept current as conditions change. If the answer to the first question is no, and on many template agent sites it is, then no amount of optimization will help, because the thing AI cites is a page that addresses one question, and you cannot make one.
Even a fixable site leaves the real cost standing, which is time. Twenty or more question pages per market, each one written, dated, marked up and refreshed when the market moves. That is months of evenings, and it is why most agents who know what to do still have not done it. The choice between fixing, replacing and hiring is a time decision more than a technology one.
