How do I show up on ChatGPT as a real estate agent?

Ask ChatGPT a question about your market and read the answer carefully. It cites sources, and if you are like most real estate agents, none of them are you. Local Falcon’s Realtor AI Visibility Index (August 2026) put a number on it: 91.5% of real estate agents are never cited at all. The useful question is what the cited few are doing differently.

We measure AI citations for a living, so we went and looked. In the markets we have measured, the pages AI cite share four properties, with almost no exceptions. Each page answers one question. The page’s title and web address restate the question in plain words. The page carries a date, and a recent one. And the topic is a decision someone is facing, selling, buying, timing, negotiating, rather than encyclopedia facts about a place. Portals do not own these answers: in our own research, individual agents’ websites collectively won more AI citations than the big real estate portals for transaction questions, and the single most cited source was one agent’s own site.

If you want to be cited, the work list follows from the format. Publish a separate page for each question your buyers and sellers actually ask, phrased the way they ask it. Put the question in the title, the address, and the heading. Date every page and update it when the market moves, because a stale answer loses to a fresh one. Mark the pages up so a machine can read the question and answer structure. Keep your Google Business Profile complete and active, since Local Falcon found it is the single largest source AI draws on for local recommendations. Then measure: ask the assistants your own questions monthly and track whether you appear, because what gets measured is the only thing you can honestly claim.

None of this is quick, and that is the point. The agents who hold citation seats today mostly built their pages one at a time over years. The seat is defensible because it is slow to copy.
